What are the quarterly HOA fees, what do they cover and what payment methods are available to pay the dues?
The current fees are $975 paid quarterly or you may pay annually if you prefer. These are due on January 1, April 1, July 1, and October 1.

How are the HOA fees determined, and can they be increased?
Every year the budget is revised for projected years’ costs. Once that is done, the board can determine what increase is necessary. Generally, there will be an increase to keep up with inflation but over the last several years, the board has kept the increases below the rate of inflation.

What are the rules and regulations regarding property modifications or renovations?
Any changes visible to the community require the approval of the Architectural Committee and the Board. Request forms along with all the governing documents and architectural rules are available on this website.

Are there any restrictions on renting out my property?
Our community limits the maximum number of rentals to 15% (9 rentals). If you wish to rent your home, you may request to do so by contacting the Board of Directors at villaserenaassociation@gmail.com.

What are the operating hours and usage policies of the pool and clubhouse?
The pool and the clubhouse are available to residents of our community and their guests only. Children under 14 are not permitted without an adult. (CLICK HERE to view the Rules and Regulations, see Part 5. SWIMMING POOL)

How does the HOA handle maintenance and repairs for common areas, and what should be done in case of an emergency?
The community counts on the input of all residents to notify the board of any issues or concerns a resident may see. Please contact us at villaserenaassociation@gmail.com telling us the problem, the location by house number, and any information that would help us identify who to call to get the repair done. In the case of an emergency requiring medical or if you feel threatened, always call 911.

What is the process for addressing noise complaints or other neighbor disputes?

Are there any planned community improvements or upcoming assessments?
The board publishes a reserve study in this website that details planned improvements, and the funding required to make those improvements or repairs. Any other specific questions or suggestions about our community should be directed to villaserenaassociation@gmail.com.

How can homeowners get involved in the HOA board or committees?
Every year the board holds elections for any seats available on the board and at that time will approve any committee members. Contact villaserenaassociation@gmail.com to let the board know of your interest.
